Rockwell Miraloma

  • Rockwell International owned a 200-acre site made up of ageing 1960’s era defense buildings. Their desire to entitle and develop the campus led to a series of Class A buildings designed to meet the needs of high bay logistics and technology tenants within supply constrained North Orange County. Under our guidance, the planning, architectural design and leasing were specifically focused on achieving those goals.

INDIANA ENTERPRISE CENTER

  • Cogent Industrial Partners coordinated the planning, engineering, block planning, building layout, marketing and sale/lease of a 2,920 acre, 2-phase, master planned industrial/technology business park in Northern Indiana to develop high-quality advanced manufacturing operations. The business park offers significant road, rail and very high speed Internet backbone within a right to work state.

    HISTORY

    St Joseph County embarked upon a plan to secure and rezone farmland followed by an investment of millions of dollars in infrastructure. IEC Business Park is intended for advanced manufacturing, conventional manufacturing and logistics businesses.

US Postal Service

  • The US Postal Service was in critical need of a large facility and excess land within the supply constrained Orange County, CA market. The La Palma Ave parcel met their requirement however it was not being offered for sale. The team was able to deliver the US Postal Service this critically needed sorting and distribution warehouse facility and conclude the sale in under 7 days.

Anaheim Tech Center

  • Rockwell International owned and operated a 200 acre 1960’s defense era campus in Anaheim, CA. Employing 2,200 engineers on critical defense projects. Rockwell International required guidance on master planning and disposing of the site. In parallel the City of Anaheim Redevelopment Agency was seeking to cultivate the next generation of technology businesses. The team worked extensively with both Rockwell and the city to plan, entitle, demolish retrofit and rebuild over 200 acres of ageing manufacturing infrastructure into a vibrant modern campus. Today the campus includes 1,500,000 SF of modern warehousing and technology buildings supporting a variety of tenants.
